OUR RESIDENTIAL SERVICES

01

Small Repairs - Fixed in One Visit

Most of what we do isn’t dramatic. It’s the toilet that’s been running for a month, the faucet you’ve stopped noticing, the disposal that hums but won’t turn. These are the jobs other companies deprioritize because the ticket is small. We take them, we schedule them promptly, and we usually finish them the same day we arrive.

Water Heaters

No hot water is the most common emergency call we get. We repair and replace gas, electric, tank, tankless, hybrid and heat pump water heaters, and we’ll tell you honestly whether yours is worth repairing. A tank unit past 12 years with a leaking base is a replacement; a mid-life unit with a failed element is usually a same-day fix.

03

Whole-Home Systems & Larger Projects

When the problem is the system rather than the fixture, we do the larger work too — and because we own the trenchless and excavation equipment, we’re not marking up a subcontractor to do it.

Emergencies

Shut off your water at the main if a pipe has burst, then call us. We respond 24 hours a day across Seattle, King County and Pierce County to burst pipes, active leaks, sewage backups, total loss of hot water, gas odors and failed sump pumps during heavy rain.

What Residential Plumbing Costs in Seattle

Seattle is an expensive market for plumbing labor — hourly rates in the region generally run $100 to $180 for daytime work, and most companies charge a minimum for the visit. We don’t bill you by the hour and hope for the best. After we diagnose the problem we give you a written price for the repair, and you approve it before we start. If a repair turns out to be unnecessary, we’ll tell you that too.
